Bells Secure the Walbrook Triangle

Bells Walbrook Triangle

In just under a calendar year, Bells Control have secured 3 major projects adjacent to each other on Cannon Street of which Bells have aptly named their Walbrook Triangle.

Between the 3 buildings they provide up to 1.4m Sq.ft of lettable office/retail space, Bloomberg 600,000 Sq.ft, Cannon Place 390,000 Sq.ft and Walbrook Building 410,000 Sq.ft.

Having won the Shell & Core Generator installation contracts in 2008/2009 for Cannon Place and Walbrook prior to the global recession, the tenants fit out contracts works have coincided with the emergence of the new construction boom in London and the UK and the mass migration of tenants into new build lettable office space predicted from 2015 onwards.

On completion of all the works, Bells Control would have installed within the buildings during the phased work a total of 13.7 MVA (10.96MW) of Standby Diesel Generator of which 8.1 MVA (6.48MW) is at 11KV comprising 3 No. P1700P – 11KV, 3 No. P1700P – 400V, 2 No. P1500P – 11KV and a P500P – 400V Prime Rated Generators.

Each of the buildings will have complex Dual Hot/Standby PLCs controlling all major MV and LV switches , as well as carrying out power management (PMS) duties of tenants busbars and tap offs.

On each of the projects Bells Control have provided full turnkey installations comprising;

Bloomberg

2 No. 11KV 1500KVA Generators within bespoke 62 dB(A) @ 1 Mtr enclosures c/w 900 Litre Day Tanks, full hot/standby PLC System, neutral earthing system and multiple outstations controlling all major MV/LV switchgear.

Cannon Place

3 No. 11KV 1700KVA Generators within a bespoke vibration isolation plantroom providing noise reduction to 45dB(A) @ 15 Mtrs, oxidation catalyst exhaust silencer system with 500mm I/D stainless steel flues running to roof termination, 24 Hr fuel storage and transfer system, full hot/standby PLC system, neutral earthing system, multiple outstations controlling all major MV/LV switchgear and loading shedding of 48 No. Tenants Tap Off’s.

Walbrook

3 No. 1700KVA Generators within basement plantroom with an acoustic ventilation system design to provide noise reduction to 65 dB(A) @ 1 Mtrs all 3 sets running, exhaust silencer system including 600 I/D stainless steel flues running to roof termination, 24 Hr fuel storage and transfer system, full hot/standby PLC system, multiple outstations controlling all major MV/LV switchgear and as mains synchronization and control of the CHP unit operation during mains failure condition.

Walbrook Building installation works was completed in March 2014, whilst Cannon Place installation has been successfully tested and commissioned in August 2014 and final IST’s in September. Bloomberg design is ongoing from Qtr 2 in 2014 with works to be carried out on site mid 2015.
